Service terms

The main principles applying to website enquiries and our published tenant-placement service.

Published service

Crestpoint provides residential tenant sourcing and placement support, including property advertising, enquiry handling, tenant pre-screening, viewing coordination, applicant document review, applicant presentation and tenancy administration support. Ongoing property management, maintenance and rent guarantees are not included in this published service.

Landlord authority and information

A landlord must own the property or be authorised to act for its owner, provide accurate property information and give written consent before marketing begins. Submission of the website form alone does not authorise advertising.

Commission

The standard one-time commission is equal to the first two weeks’ rent and is payable only after a successful placement and deposit payment. The signed service agreement will confirm the calculation, payment route and circumstances applying to a specific instruction.

Applications and decisions

Pre-screening or arranging a viewing does not guarantee that an application will be accepted. The landlord makes the final applicant decision, subject to applicable law. Tenants must provide accurate information and any documents requested through the agreed secure process.

Deposits and client money

The public website does not request deposits or other client money. Any payment or deposit-handling arrangement must be separately documented and can only operate subject to the applicable legal, regulatory and protection requirements.

Website information

Property availability, rent and particulars can change. We take reasonable care with published information, but details should be confirmed before a tenant relies on them or incurs costs.

These website terms are a summary. The written service agreement issued for a landlord instruction contains the complete agreed scope and takes priority if there is any inconsistency.
